Repairs at the end of a tenancy can run into hundreds of pounds which is why landlords take a deposit from their tenants. However, the introduction of the Tenant Deposit Scheme, which came in to force on 6th April 2007 changes the way landlords can deduct money from the tenants deposit, should there be repairs needed. If the tenant disputes that damage or neglect has occurred during the tenancy, the Dispute Resolution Service can now get involved to decide if the landlord has a valid claim on all or part of the tenants deposit. An inventory is a vital document when letting your property. A detailed inventory listing every item from skirting boards to light fittings is imperative to give a good account of the condition. If you manage your own property, it is no longer enough to supply tenants with a basic list of furniture in the property. You may live out of the area and do not want to use the services of a management service where you will pay a monthly fee. We can carry out a pre-tenancy inventory, carry out periodic checks on your property and tenants and also provide a check-out report at the end of the tenancy. The inventory will document in detail every room, including garden, with description, colour and condition of every item. You will receive two copies of the inventory in a presentation folder. Your tenant will sign to confirm receipt of their copy and a copy will be retained for your records. The landlord copy can be supplied on a CD-Rom if preferred. |
